Landlords

Investing in property is a significant financial commitment and every time a client engages our services we are aware that they are potentially entrusting us with their future financial well-being.

We are committed to providing a Residential Letting Service of the highest standard in a friendly, professional and efficient manner.

Our services are flexible – we do not believe in a ‘one-size-fits-all’ approach – we recognise that situations and objectives can differ widely.

We are pleased to offer a complete Property Investment Package (see: Services), from sourcing and assisting with the purchasing process of suitable investment property, through to advice, planning and execution of any repairs and improvements, via our partnership with a building company, followed by extensive marketing and procurement of suitable tenants.

Alternatively, you may be looking to rent-out your home, as many of our existing Landlords have chosen to do for a variety of reasons. We all have an emotional tie to our home and we have the experience to handle these more delicate situations with tact and diplomacy – fully aware that the property may well become your home once more in the future.

Either way, we are always by your side and on-hand for information and advice. With fast onward payment of rent, regular property inspections and rent reviews you can relax safe in the knowledge that your property is being well-managed.

Why do you need to use a Letting Agent?

Investing in property is one of the largest financial commitments we are likely to make and, as with any other investment, it is essential that it is properly managed.

This management splits into three key areas:

  • Legal – ensuring that the Tenancy is established on the correct legal footing and that all aspects of the Tenancy conform to appropriate Housing Law, etc.
  • Financial – assessing and achieving a good rental income; fast onward payment to Landlord
  • Property – inspecting regularly, reporting and advising as to the condition of the property and prompt attention to urgent repairs.
A Tenancy Agreement is a legally binding contract and the law surrounding it is detailed and complex. As your Letting Agent we have a thorough understanding of Housing Law, and the potential pitfalls surrounding it; we undergo regular training to keep abreast of changes to the law concerned with renting residential property.

We have the systems in place to market your property and find and reference suitable tenants.

If things go wrong, as they occasionally do, we are there to advise and assist with the complexities of Legal Notices and Court papers.
